Seventies clothing holds its own special place in American culture. ranging from late 60's hippie looks to the eye popping styles of the disco era, 70's clothes were not designed to be ignored. The decade of the 1970s began as a carryover of late '60s fashion. The hippie influence was still very present. Shirts of tie dye and worn jeans were the look of the day. Hip huggers and bell bottom jeans were favorite and were likely to be customized and decorated by the person wearing them. Donning patches and using a range of bleaching and tie dying techniques was popular. Jean jackets of the day were often stylized by their owners with a range of patches carrying anything message the wearer felt like sharing.
Young women of the day could be quite unpredictable in their choice of fashion. The same girl wearing torn and faded jeans might next be seen in "hot pants" accompanied by long knee socks or wearing a floral patterned granny dress, all on top of very high and clunky finding heels. Women were asserting themselves in fashion and it was difficult to miss. The mini skirt was still alive and well but "midi" dresses that came to the mid calf region and ankle length "maxi" dresses were also popular, especially in more formal situations. You never knew what to expect.

How should you deal with this tenant? There are some steps you can take to help them get the rent to you on time, every month.
The first step you can take is to be firm is from the start. When you sign the lease with a new tenant tip off them that the rent is due on the first of the month and they will be paying late fees for every day the rent is late. Tell them that communication is key and to call you if the are going to be late with the rent. It's up to you if you are going to give them a grace duration or waive late fees the first time rent is late if it's not habitual. This way you are the one calling the shots, not the tenant.
The second step is to levy late fees every month. Tenants hate to pay extra rent and when they know you are going to fee them every day the rent is late they will make every effort to get that rent to you on time. Charging late fees and more importantly enforcing late fees also takes some of the stress out of not having that rent in hand. You know you are production extra per day and if they don't pay the fee immediately you can deduct it from their deposit at any time. Be sure to tip off them you made this deduction and don't let the protection deposit go to low using this method.
The third step is, when the rent is 2-3 days late, issue a 10 day observation to pay rent or quit. It doesn't matter how nice this tenant is, or how great your report is with this tenant. This gives you the choice to file for repossession. Chances are they will pay you before you have to repossess the apartment but incase they don't pay you, you can file after 10 days. A lot of landlords wait too long to issue this 10 day notice. By the time they want to start the legal path, the tenant will have 10 additional days before the landlord can file to repossess the apartment because of the requirement to deliver the 10 day notice.
The fourth step is to leverage the power you have over the tenant's rental history by reporting them to any or all of the distinct prestige bureaus and tenant databases. To report to the prestige bureau you need to pay for membership to a aid that can submit this for you. To report them to the Deadbeat Database you need to join their website which costs about .

The taste of hypnosis is typically an inwardly focused one in which we move away from the environment nearby us and turn our concentration inward. This technique to hypnotize yourself is doing that even more.
Hypnotize Yourself Technique:
Step 1: Find a comfortable position and get your self relaxed and settled. Get into a position that you will be able to enounce in fact for the time you are going to hypnotize yourself. Step 4: looking in front of you, observation three things, one at a time, that you see. Go slowly, pausing for a occasion on each. It is preferable that they be small things, such as a spot on the wall, a doorknob, the angle of a photo frame, etc. Some people like to name the items as they look at them - "I see the hinge on the door frame".
Step 5: Now turn your concentration to your auditory channel and notice, one by one, three things that you hear. (You will observation that this allows you to join sounds that occur in the environment rather than being distracted by them.)
Step 6: Next, attend to your feelings and observation three sensations that you can feel right now. Again, go slowly from one to the next. It is beneficial to use sensations that regularly are exterior of your awareness, such as the weight of your glasses, the feeling of your wrist watch, the texture of your shirt on your body, etc.
Step 7: Continue the process using two Visuals, then two auditories and then two kinaesthetics. Then, in the same manner, continue (slowly) with one of each.
You have now completed the "external" portion of the process to hypnotize yourself. Now it's time to begin the "internal" part.
Step 8: Now close your eyes. Now, bring an image into your mind. Don't work too hard at this; this is fun, remember? You can establish an image or simply take what comes. It may be a point of light, it may be a gorgeous beach, or it could be your car or an apple. I shall not scare you with the ideas that randomly pop into my mind. If something comes to you, just use it. If nothing comes, feel free to put something in your mind.
Step 9: Pause and let a sound come into your awareness or originate one and name it. Although this is technically the internal part, if you should hear a sound exterior or in the room with you, it is Ok to use that. Remember that the idea is to join things that you taste rather than being distracted by them. Typically, in the absence of environmental sounds; I often imagine hearing whooping hallelujahs from a gospel choir; don't ask me why, that just happens in my mind.
Step 10: become aware of a feeling and name it. It is preferable to do this internally - use your imagination. (I feel the warmth of the sun on my face) However, as with the auditory, if you in fact have a corporeal sensation that gets your attention, use that.
Repeat the process with two images, then two sounds, then two feelings. Repeat the cycle once again using three images, three sounds, and three feelings.
Then to unblemished the process, open your eyes when your alloted time is up - It is not unusual to feel a itsybitsy bit "spaced out" or stray off somewhat. At first some people think that they have fallen asleep. But generally you will find yourself arrival back automatically at the end of the allotted time that you set before you chose to hypnotize yourself. Trust that you weren't sleeping and that your unconscious mind was doing what you asked of it.
Many people don't get all the way straight through the process. That's perfectly all right. If you should unblemished the process before the time has ended, just continue with 4 images, sounds, feelings, then 5 and so on. It is a easy way of just getting you acquainted with how to hypnotize yourself.
